SALE OF A PROPERTY
1) Initial meeting with the owner/seller over a cup of coffee or tea – relax.
2) Viewing: We inspect the property for sale together with the seller and take professional notes which we consider relevant in the sales talks with the buyers. Photos and videos for real estate marketing can also be produced at this appointment – or a further appointment can be arranged.
Please have the following documents ready for us to inspect during the viewing:
- Extract from the land registry
- Seller’s purchase contract (your purchase contract when you bought the property yourself at the time)
- Last payment of property tax to the town hall
- Articles of association and last resolutions (minutes) of the community of owners
- Energy certificate
- Documents and invoices from the last renovations or refurbishments
- Certificate that the community of owners is debt-free
- Last payment for electricity, water, garbage
- Permission for use as living space or commercial space
- Copy of the household contents insurance
- Tourist rental license, if available
- Floor plan of the property
- For new buildings: 10-year building defects insurance
- An architect’s report on the value of the property and the absence of defects (damp)
It is very important that the above documents are complete – they are a prerequisite for the quick and smooth sale of the property. If you do not (yet) have some of the documents to hand: We can name qualified lawyers/tax consultants and architects. You can expect costs of around 1% of the purchase price plus VAT.
BUYING A PROPERTY
When buying a property, you can sit back and relax for the time being – because we have already done most of the work (see above). We present you with suitable properties according to your search criteria during a viewing session. Keep the focus with us by documenting your needs and transferring them into a list of requirements.
Buying a property is undoubtedly an important investment. Especially if you have never bought a home in Europe and Spain respectively before. So it’s clear that you have doubts and a lot of questions. Don’t worry! Let’s go step by step through the process of buying your new property in the Canary Islands together. We will support you as a buyer at all times.
TRANSPARENT COSTS
We work exclusively with a qualified sole mandate with a term of at least six (6) months and act exclusively on behalf of the seller.
We invest a lot of time and money in the preparation and implementation of marketing (worldwide) and the organization of buyer viewings.
For properties with a purchase price of over 500,000 euros, we plan so-called open house “parties” – where the property is presented to buyers in a relaxed setting with drinks and snacks in a homely environment. We cover the costs for this.
If successful, the commission is 4% of the notarized purchase price (conclusion of the notarial contract) plus VAT.
